Demand for second-generation restaurant space with strong fundamentals suggests well-located neighborhood retail centers can still capture occupancy even as broader retail slows.

Chicko Chicken has secured a new location at Terrace Village Shopping Center in Mountlake Terrace, Washington, as the quick-service franchise continues to build its presence in the Puget Sound region. The Korean-style fried chicken concept has leased 1,659 square feet at the center, which is located at 22003 64th Ave W.

The upcoming Terrace Village restaurant is scheduled to open in May, adding another unit to Chicko Chicken’s growing footprint in the area. The expansion reflects the brand’s focus on quick-service offerings centered around Korean-style fried chicken and positions the concept within an established neighborhood retail setting.

Kidder Mathews represented Chicko Chicken in the lease transaction. Senior Vice President Kelly Gaddis and Senior Associate Mia Ponce acted on behalf of the tenant as it evaluated options for its next Puget Sound location. Their work on this deal is part of a broader engagement, as Chicko is also collaborating with Gaddis and Ponce to assess potential sites for what would become the brand’s sixth location in the region.

Gaddis noted that demand remains solid for second-generation restaurant spaces that offer strong underlying fundamentals, even as the broader retail market shows signs of slowing. In this case, the Terrace Village space met Chicko Chicken’s requirements for visibility, access, and existing infrastructure, as well as alignment with the surrounding customer base and neighborhood demographics.

Ponce pointed to the ongoing evolution of the immediate area around Terrace Village Shopping Center, describing it as a neighborhood with noticeable momentum. According to Ponce, Chicko Chicken will be joining an increasingly varied roster of dining options that are contributing to a more dynamic local experience for residents and visitors.

The lease at Terrace Village Shopping Center underscores continued interest from restaurant concepts in well-located, previously built-out spaces that can support relatively efficient openings. For Chicko Chicken, the Mountlake Terrace location advances its regional expansion program while positioning the brand within a changing retail environment in the Puget Sound area.
