The Signorelli Company has started construction on the Azalea District at Valley Ranch, a new phase of the 1,400-acre master-planned community in New Caney. The Azalea District is planned as a 328-acre mixed-use area positioned along the high-growth U.S. 59 and I-69 corridor, designed to bring together residential neighborhoods with healthcare, wellness, retail, dining and hospitality uses.
Within the Azalea District, 125 acres have been designated for commercial development, with healthcare services identified as the primary focus. This allocation is intended to support and benefit from the area’s expanding population base, as the project’s location provides access to residents across Montgomery County.
According to projections cited for the community, nearly 600,000 residents are expected to live within a 12-mile radius of Valley Ranch by 2030. This concentration of population, in combination with the project’s visibility along major regional highways, underscores the developer’s emphasis on healthcare and complementary commercial uses within the Azalea District.
The broader Valley Ranch community already includes Valley Ranch Town Center, a 1.5-million-square-foot retail and entertainment destination. The town center has reportedly become Houston’s second-most-visited outdoor shopping venue, drawing nearly 12 million visitors every year and serving as a regional anchor for shopping and entertainment.
Adjacent to the town center is The Marketplace district, another component of Valley Ranch’s commercial offering. The Marketplace is advancing with The Village Green, a 20-acre lifestyle hub that is currently in the lease-up phase. This adds to the community’s mix of retail and experiential uses positioned around the existing and future residential neighborhoods.
With the Azalea District now underway, Valley Ranch is expanding its mix of uses beyond retail and entertainment to more prominently feature healthcare and wellness, supported by additional retail, dining and hospitality. The combined elements are intended to serve the surrounding Montgomery County population and reinforce Valley Ranch’s role as a regional mixed-use destination along U.S. 59 and I-69.
