Siemens Corporation has committed to a new office lease in Laurel, Maryland, relocating its Maryland-area operations to 14400 Sweitzer Lane. The United States arm of Germany-based Siemens AG will occupy 26,891 square feet in the four-story, 120,904-square-foot Class A office property owned by St. John Properties, Inc.
The move will consolidate approximately 110 Siemens employees into the building, with the relocation planned for June. The company is shifting from another nearby office location and intends to configure the new premises for a mix of office, collaboration, and training uses.
St. John Properties acquired the building in 2020 and subsequently implemented nearly $1.5 million in interior and exterior upgrades. These improvements were aimed at enhancing the asset for multi-tenant occupancy and elevating its overall appearance, positioning the property to attract high-quality corporate users such as Siemens.
Leasing for the transaction involved representation on both the landlord and tenant sides. Bill Jautze, Assistant Vice President, Leasing for St. John Properties, represented the landlord in negotiations. CBRE’s Mike Gillman represented Siemens Corporation as tenant in the lease agreement.
The building’s location offers regional connectivity, situated in Laurel roughly 13 miles from Columbia. It is also approximately 20 miles from both Washington, D.C. and Baltimore, placing tenants within reach of two major employment and population centers while remaining in a suburban office setting.
Siemens plans to leverage the new space to support office-based staff, collaborative teams, and training functions under one roof. The combination of recent capital investment by St. John Properties and the building’s proximity to multiple nearby cities underpins its positioning as a multi-tenant Class A office environment.
