Boschetto to Open Second, Larger Restaurant at The Park Mixed-Use Campus in Berkeley Heights

Boschetto Will Open Second Location at The Park Mixed-Use in Berkeley Heights
CRE Market Beat Take
The $500-million repositioning of a legacy corporate park into a mixed-use campus illustrates ongoing capital commitment to experiential placemaking as a strategy to sustain asset relevance and demand.

Montclair-based restaurant Boschetto is set to open its second location at The Park, a 185-acre mixed-use campus in Berkeley Heights, NJ. The new outpost will be located within The District at The Park, with an opening targeted for this fall. The concept, described as a Montclair dining destination, is expanding its footprint as part of a broader repositioning of the former Connell Corporate Park.

The upcoming restaurant will occupy approximately 3,600 square feet at The District, making it nearly twice the size of Boschetto’s original Montclair location. The larger format suggests capacity for an expanded dining area and potentially a broader guest experience, though specific design details were not disclosed in the announcement. The opening will add another food and beverage option to the growing roster of amenities at the campus.

The Park is in the midst of a $500-million redevelopment program that is transforming the former single-use office property into a mixed-use neighborhood. The redevelopment strategy is centered on creating a more activated environment, with a mix of uses aimed at serving both the on-site community and visitors from the surrounding area. The reimagining of the campus is intended to move it away from a traditional corporate park model and toward a more integrated, experience-driven setting.

A key component of this plan is The District at The Park, a 60-acre downtown-style area within the larger campus. The District is anchored by a walkable main street layout and is programmed for approximately 160,000 square feet of retail, dining, and entertainment experiences. Boschetto’s new location will join this retail and lifestyle mix, contributing to the clustering of food-and-beverage and entertainment uses along the main street corridor.

Shane Connell, executive vice president at The Connell Company, highlighted the alignment between Boschetto’s brand and the long-term vision for the property. Connell noted that the restaurant’s focus on authentic cuisine, warm hospitality, and high-quality ingredients fits with the goal of positioning The Park as a vibrant, experience-focused destination. He added that ownership expects Boschetto to add energy to the campus and serve as a gathering place for the community as The Park’s redevelopment continues to take shape.
