SL Green Realty Corp. has secured a major long-term lease at 100 Park Ave., pushing the 36-story office tower to full occupancy. The company announced that Robinson + Cole, described as one of the oldest law firms in the United States, has signed a new 15-year lease for 48,451 square feet across the building’s 16th and 17th floors.
The transaction brings the 905,000-square-foot office property to 100% leased, underscoring tenant demand for space along the Park Avenue corridor. The building, which totals 36 stories, is positioned close to Grand Central Terminal, giving occupiers convenient access to regional and local transit options.
In commenting on the lease, Steven Durels, executive vice president and director of leasing and real property at SL Green, highlighted the continued appeal of Park Avenue for office users seeking quality space in a location with strong transportation connectivity. He said that Park Avenue “continues to demonstrate exceptional strength as a premier office corridor, attracting top-tier firms seeking high-quality space in a transit centric location,” and noted SL Green’s satisfaction in welcoming Robinson & Cole as the building reaches full occupancy.
Robinson + Cole joins a roster of other established tenants already in place at 100 Park Ave. According to SL Green, existing occupants include AlphaSights and Alvarez & Marsal Holdings, LLC, further reinforcing the building’s position as a destination for professional services and advisory firms. With the new lease in place, the property is fully committed, with no remaining available office space reported in the announcement.
The leasing transaction involved representation on both the tenant and landlord sides. Robinson + Cole was represented by Greg Taubin of Savills. SL Green, as landlord at 100 Park Ave., was represented by a Cushman & Wakefield team consisting of Harry Blair, Barry Zeller, Justin Royce and Pierce Hance. No additional lease terms beyond the 15-year duration and square footage were disclosed.
The full occupancy milestone at 100 Park Ave. reflects a completed lease-up effort for this 905,000-square-foot office tower. While financial terms of the Robinson + Cole lease and other transactions at the property were not provided, the commitment reinforces the building’s status as a fully leased asset within a high-profile office corridor served by major transit infrastructure.
