Skender has completed construction of The Fulton, a new mixed-use office development at 217 N. Sangamon Street in Chicago’s Fulton Market neighborhood. Serving as general contractor, the firm delivered an 11-story, 535,000-square-foot building that has already begun to welcome tenants.
The Fulton was developed by Fulton Street Companies and the Shanna Collective. The project is described as the only Class A office building to have broken ground in Chicago since 2023. The property carries both WELL and LEED Silver certifications and was designed by FitzGerald Associates Architects in collaboration with Morris Adjmi Architects.
The building’s design incorporates floor-to-ceiling windows and multiple outdoor terraces, along with a rooftop lounge and bar. Inside, the property offers several conference and coworking spaces as well as a state-of-the-art fitness center, aligning the amenity package with modern office user expectations.
Parking is accommodated in a full-depth basement described as nearly the size of a football field, providing spaces for up to 80 vehicles. Ground-floor retail is a significant component of the mixed-use program, with approximately 65,000 square feet allocated to street-facing commercial space.
The Fulton began welcoming office tenants in late January and has already secured a roster of users. The Coca-Cola Company has established its Midwestern headquarters in the building, and financial firms Harrison Street Asset Management, BlackEdge Capital, and Permanent Capital have also committed to space. On the retail side, Gibson’s Steakhouse and Equinox Fitness are slated to occupy the ground-floor retail area.
With construction now complete and initial tenants in place, The Fulton adds a large-scale, Class A office option to the Fulton Market neighborhood, combining office, retail, and amenity components within a single, recently delivered project.
