Integrated Real Estate Group is moving forward with plans to convert the former Plano Athletic Club at 4600 W. Park Blvd. into an independent living community for seniors. The project will reposition the existing site as a five-story, 250-unit Watermere active adult facility aimed at older residents seeking a maintenance-light lifestyle in a familiar suburban setting.
According to the plans described, the new community will offer a mix of one- and two-bedroom residences organized above structured parking. A garage will occupy the lower level of the building, with four stories of residential units constructed above. The building is planned to reach a height of up to 65 feet, reflecting a mid-rise profile within its surrounding context.
The development program includes approximately 30,000 square feet of amenities space dedicated to resident-focused uses. While specific interior amenities are not detailed, the project will also feature a 2,000-square-foot dog park, highlighting attention to pet-friendly features as part of the community design. The combination of indoor amenities and outdoor recreational areas is intended to support active adult living.
The site is situated within a 108-acre planned development district that includes most of the Preston Park Village shopping center. This locates the planned Watermere community in an established mixed-use environment with existing retail and services nearby. The integration of senior housing into a larger planned district underscores an ongoing land-use evolution at the property, shifting from a recreational athletic use to senior-oriented residential.
Community Impact has reported that other Watermere locations operated by related entities are found in nearby Frisco and McKinney, indicating a regional presence for the brand in the area. The article also notes that a similar Watermere project in Roanoke carried a development cost of $81 million, providing a point of reference for the scale of comparable properties, although no specific budget has been disclosed for the Plano conversion.
