An off-price outdoor concept choosing space opposite a 1.5-million-square-foot superregional mall highlights sustained tenant demand for value-focused retail near dominant shopping destinations.

Sierra, an off-price retailer within the TJ Maxx family of brands, is preparing to introduce a new store at Alderwood Plaza in Lynnwood, Washington. The location is scheduled to open in May and will focus on active, outdoor, and lifestyle merchandise, extending the company’s presence in the Pacific Northwest retail landscape.

The Lynnwood store will be located at 18600-B 33rd Avenue and will carry a range of apparel, footwear, and gear. Merchandise categories will include items such as kayaks, sleeping bags, yard games, hiking boots, yoga mats, and running shoes. Sierra positions itself as a value-oriented concept, marketing products at prices generally below those found at traditional department and specialty retailers.

Sierra’s expansion into Lynnwood builds on a long operating history for the brand, which opened its first store in Reno in 1986. Over time, the retailer has evolved its offering around outdoor and active lifestyles, while maintaining a focus on budget-conscious consumers seeking brand-name gear and apparel. The company describes itself as the only off-price retailer dedicated specifically to active and outdoor merchandise.

According to Jill Tully, vice president of marketing at Sierra, the retailer aims to make well-known brands and quality gear more attainable by emphasizing value. Tully noted that the concept is intended to help shoppers feel prepared and confident for a wide range of activities, reflecting Sierra’s emphasis on movement, recreation, and outdoor experiences.

Alderwood Plaza, the site of the new store, sits directly across from Alderwood Mall, a 1.5-million-square-foot superregional shopping destination. The mall features 130 retailers, restaurants, and entertainment offerings, creating a high-traffic retail environment around the plaza. Sierra’s upcoming store will add an additional off-price, activity-focused option to the broader shopping node serving Lynnwood and the surrounding area.
