Silverstein Secures High-Profile Leases at DTLA’s US Bank Tower

Concentrated leasing by global law and insurance tenants at US Bank Tower underscores institutional flight to quality and supports liquidity for top-tier Downtown Los Angeles offices.

Silverstein Properties has completed a new round of leasing activity at US Bank Tower, its 72-story office building in Downtown Los Angeles, securing commitments that total 53,146 square feet. The transactions include an expansion and extension by international law firm King & Spalding, as well as a relocation by Zurich North America, further consolidating a roster of institutional tenants at the property.

King & Spalding executed an 18,971-square-foot expansion at US Bank Tower, increasing the size of its Los Angeles office to 42,663 square feet of contiguous space. At the same time, the firm signed a five-year extension of its existing lease, which will keep its Los Angeles presence in the tower through at least 2033. The enlarged footprint and extension collectively indicate a longer-term space commitment within the building.

In a separate transaction, Zurich North America agreed to relocate its Los Angeles office to US Bank Tower under a new 10-year lease. Zurich plans to occupy 10,483 square feet at the property after moving from its current location at 777 South Figueroa, with the relocation targeted for summer 2026. Zurich is already a Silverstein tenant in New York, and this deal extends that landlord-tenant relationship to the Los Angeles office market.

These commitments follow Silverstein Properties’ early March lease with law firm Wilson Elser, which is relocating its Los Angeles office to a full floor at US Bank Tower. While specific details of the Wilson Elser lease were not disclosed, the sequence of agreements highlights a continued flow of legal and corporate space users into the tower.

Leasing representation for the new transactions involved multiple brokerage teams. Silverstein Properties was represented in-house by Harlan Strader, along with Jaclyn Ward, James Malone, Marin Turney and Sarah Hancock of JLL. King & Spalding was represented by John Izard, Carla Williams and Eric Duncanson of Cushman & Wakefield. Zurich North America was represented by Scott Becket of JLL in its relocation to US Bank Tower.

With expansion, extension and relocation activity occurring within a short timeframe, US Bank Tower continues to draw commitments from national and international tenants, particularly in the legal and insurance sectors. The new leases reinforce the tower’s role as a core office location in Downtown Los Angeles and add visibility to Silverstein Properties’ ongoing leasing efforts at the asset.
