Stillwater Capital has begun construction on The Ellison, a luxury multifamily community that will add 380 rental units in Chandler. The project is being advanced in partnership with financial partners Origin Investments and Eagle Realty Group, and is planned to deliver units available for lease in 2028.
The Ellison represents the first phase of The District Downtown, a 45-acre mixed-use development positioned at the northwest quadrant of Arizona and Pecos Avenues. As the opening component of this larger master-planned project, the multifamily community is intended to anchor a broader program that will also bring two hotels, restaurants, and retail space to the site.
The residential program at The Ellison is organized in three-, four-, and five-story buildings and is designed to offer a range of unit types. The mix includes 50 studio apartments, 211 one-bedroom units, 110 two-bedroom units, and 9 three-bedroom units. The community is being marketed as a luxury offering, with amenities tailored to support both leisure and fitness-focused residents.
Planned amenities for the project include an open-air pool bar and cabana area, with TV and video walls incorporated into the outdoor environment. A fitness center is part of the design, along with a bar area that overlooks the pool, extending the property’s social and entertainment spaces. These features are intended to complement the mixed-use environment that will evolve as additional phases of The District Downtown are built out.
The design and development team for The Ellison includes MAWorkshop Architecture and BMA Architecture, which are providing architectural services for the project. MT Builders has been engaged as the general contractor and is responsible for overseeing construction. Together with Stillwater Capital and its financial partners, these firms form the core project team guiding The Ellison from construction start through completion.
The broader District Downtown plan, with its combination of residential, hotel, restaurant, and retail uses across 45 acres, is positioned to introduce a concentrated node of mixed-use activity at Arizona and Pecos Avenues as construction on The Ellison progresses.
