Cousins Properties has finalized a long-term lease with Oracle for 116,000 square feet of office space at the Neuhoff mixed-use development in Nashville, TN. Oracle is scheduled to move into the new premises in the second half of 2026, expanding its footprint within the city.
Oracle’s Nashville operation is described as rapidly growing, with teams based in the market that cover a broad range of functions. These include sales and marketing, cloud engineering, software development, and product management, indicating a diverse set of corporate roles that will be housed within the Neuhoff offices.
The leased offices at Neuhoff will provide Oracle with direct views of the construction activity for its new headquarters campus, which is rising along the opposite bank of the Cumberland River. A pedestrian bridge is planned to link the Oracle campus to the Neuhoff development, physically connecting the company’s headquarters site with its new office space within the mixed-use project.
New City Properties, a commercial development firm headquartered in Atlanta, is serving as the development partner on behalf of Cousins Properties and its joint venture partner at Neuhoff. While specific ownership details are not stated, New City is identified in a development role supporting the broader project.
Neuhoff is described as a large-scale mixed-use property with multiple components. The project includes approximately 395,000 square feet of office space, 55,000 square feet of retail space and 542 apartments. These figures position the development as a significant office and residential hub with supporting retail amenities.
Leasing metrics at Neuhoff indicate that the office portion of the project is currently 84% leased. The retail component is 46% leased, and the residential portion, with 542 apartments, is reported to be 92% leased. These occupancy levels provide a snapshot of current demand across the different uses within the property.
The combination of Oracle’s 116,000-square-foot lease, the ongoing construction of its nearby headquarters campus, and the overall leasing performance at Neuhoff underscores the growing corporate and residential presence in this part of Nashville. The pedestrian connection planned between the Oracle campus and Neuhoff further integrates the mixed-use development into the company’s long-term plans in the city.
