Institutional joint-venture backing for new light industrial in the Washington, D.C. corridor underscores ongoing capital support for well-located logistics product despite limited disclosed pricing data.

Hanover Company and its institutional partner Northwestern Mutual have completed Frederick Airport Park, a two-building light industrial project in the Washington, D.C. corridor. The development adds new modern industrial space to the regional supply base and is positioned to serve users across the broader Mid-Atlantic.

The project is located at 1620 and 1640 Bowmans Farm Road in the City of Frederick, Maryland. It occupies a 37-acre site directly off Interstate 70 and sits adjacent to Frederick Municipal Airport, providing access for logistics and distribution users that value proximity to both highway and air infrastructure.

Frederick Airport Park totals 509,365 square feet across two light industrial buildings, each designed with 36-foot clear heights. The property is roughly 40 miles from both Washington, D.C. and Baltimore, offering connectivity to two major metropolitan areas. Regional access is supported by nearby interstate routes including I-70, I-270 and I-81, positioning the park to reach a broad labor pool and customer base.

Cushman & Wakefield has been engaged to market the project to potential tenants. The firm is tasked with introducing the newly delivered space to occupiers seeking modern industrial facilities in the Frederick and greater Washington, D.C. corridor.

Hanover Company assembled a project team that included MGMA as architect, Harris Smariga as civil engineer and Conewago as general contractor. The coordinated effort from these firms supported delivery of the two-building light industrial complex from design through construction.

Hanover Industrial leadership characterized Frederick Airport Park as consistent with the type of high-quality industrial product the company is focused on bringing to market. With construction now complete, the project moves into its lease-up and marketing phase, offering newly built industrial space in a location with strong regional transportation linkages.
