Target to Reopen at The Promenade Regional Power Center in Casa Grande

Backfilling a 137,000-square-foot box and layering in hotel and pad users at the Promenade points to durable tenant demand for well-located regional power centers along I-10.

Target is preparing to reopen this spring in a previously vacated 137,000-square-foot big-box space at the Promenade in Casa Grande. The returning retailer will occupy space within a regional power center that totals nearly 485,000 square feet and is located at 1005 N. Promenade Parkway. The property sits along Interstate 10, approximately 48 miles southeast of Phoenix Sky Harbor International Airport.

The Promenade has recently attracted a mix of new national tenants. HomeGoods and Ashley Furniture have opened stores at the center, adding to its lineup of national brands. In addition, Burlington, Five Below and Tillys all executed leases at the property in 2024, according to reporting cited from Real Estate Daily News and Lamar Companies.

Burlington leased 20,469 square feet at the center, expanding its off-price apparel and home offering in the regional marketplace. Five Below, a discount retailer focused on value-oriented merchandise, took 10,394 square feet. Tillys, a specialty apparel and accessories retailer, leased 7,019 square feet. These transactions further fill out the center’s large-format and junior-box footprint.

Outparcel activity is also advancing at the Promenade. Two adjacent pads have been sold to Applebee’s, with new restaurant construction expected to begin in 2025. The addition of these pads is set to expand the dining options available on site and should complement the broader retail mix at the power center.

Hospitality development is underway at the property as well. A four-story, 150-room Fairfield by Marriott hotel is currently under construction on the site. The hotel is expected to deliver by February 2026, adding lodging capacity adjacent to the center’s retail, dining and service offerings.

Beyond Casa Grande, Target is planning additional locations in the state, with new Arizona stores also coming to Mesa and Goodyear. The combination of Target’s reopening at the Promenade, recent store openings by HomeGoods and Ashley Furniture, and 2024 lease commitments from Burlington, Five Below and Tillys underscores continued retailer interest in this regional power center along the Interstate 10 corridor.
