Spectrum Bringing 267 Apartment Units to Trinity Park
CRE Market Beat Take
This ground-up project adds 267 units to local inventory, giving multifamily investors another data point on how sponsors are still deploying capital into new construction despite limited disclosed financing details.

The Spectrum Companies has started construction on Vara Trinity Park, its latest multifamily community that will add 267 new residential units. The project is advancing as a ground-up development, reflecting the firm's continued focus on delivering rental housing in its operating markets.

Vara Trinity Park is planned as a three-building community, with each structure rising four to five stories. The development will offer a mix of one-, two-, and three-bedroom apartment homes, creating a range of layouts intended to serve different household sizes and living preferences within a single community.

The property is located at 1618 North Duke St., positioning the project within an established area and giving it a defined street address. While detailed site characteristics are not provided, the project's scale and multi-building configuration indicate a sizable addition to the local multifamily inventory.

Amenity programming for Vara Trinity Park is being organized around a residentially inspired concept, according to coverage from Commercial Search. Plans call for a family room-style leasing environment that is designed to feel more like a shared living space than a traditional leasing office. The community will also include a library-style coworking area intended to support residents who work remotely or need flexible workspace.

Social and community-focused amenities will feature prominently at the property as well. A two-story social clubroom is planned as a central gathering space for residents, providing an additional environment for interaction and community-building beyond individual apartment homes.

The Spectrum Companies is leading the development effort and has assembled a team of project partners to deliver Vara Trinity Park. BB+M Architecture is providing architecture and interior design services, shaping both the building exteriors and resident-facing interiors. McAdams is handling civil engineering and landscape architecture, supporting site planning, infrastructure, and outdoor environments.

Summit Contracting Group has been engaged as the general contractor for the project, responsible for managing construction and bringing the design and site plans into execution. Specific delivery timing, construction budget, and financing details for Vara Trinity Park were not disclosed.

Founded in 1982, The Spectrum Companies reports that it develops, owns, leases, and manages high-quality commercial and multifamily properties. The firm has delivered 7,600 residential units and has completed more than 60 residential and commercial projects since its inception. Spectrum is currently active in the Carolinas, Tennessee, and Florida, with Vara Trinity Park representing one of its ongoing multifamily initiatives within this regional footprint.
