Downeaster Development and TANTUM Real Estate have commenced construction on The Elbie, a new rental community planned for 305 Broadway in Long Branch, NJ. The project is positioned within the city’s Lower Broadway Corridor, an area that local officials have identified as a critical connection point between the traditional downtown and the beachfront. By introducing new residential density along this stretch, the development is intended to support Long Branch’s broader vision for a more cohesive and active urban core.
The Elbie has been designed by Rotwein + Blake Associates as a mid-rise multifamily property with a stepped massing to respond to its surroundings. The primary structure will rise four stories, then transition down to three stories along Sixth Avenue in order to better align with the existing neighborhood scale. This approach is aimed at integrating the project into the established streetscape while still delivering a contemporary multifamily community.
At full build-out, The Elbie is planned to include 78 rental residences. The unit mix will be composed of one- and two-bedroom apartments, with a limited selection of one-bedroom layouts that also incorporate a den. Some homes will feature private outdoor space, with selected residences offering either terraces or balconies. The combination of traditional layouts and one-bedroom-plus-den options is intended to broaden the appeal of the project to a range of renter profiles while retaining a straightforward program.
In announcing the start of construction, James Taylor, founder and CEO of Downeaster Development, emphasized that the community is being designed to align with both the character and momentum of downtown Long Branch. He noted that the development team expects The Elbie to contribute new energy and opportunities to this section of the city as the Lower Broadway Corridor evolves. Taylor also highlighted the ongoing collaboration with Mayor John Pallone and other local leaders as a component of moving the project forward.
While financial terms, delivery timing, and specific leasing details have not been disclosed, The Elbie represents a notable addition to the multifamily pipeline in Long Branch’s Lower Broadway Corridor. The project underscores continued attention on the link between the downtown district and the waterfront, with new residential construction seen as a key element in activating that connection and supporting the city’s long-term planning objectives for the area.
