A large corporate campus sale tied to a portfolio consolidation underscores how occupiers are rebalancing suburban office footprints, which can influence pricing and liquidity for comparable assets.

Emerson Electric has placed its 305,000-square-foot local headquarters campus in Round Rock on the market while the company restructures its real estate footprint in the Austin area. According to reporting referenced from the Austin Business Journal, the company is consolidating operations and shifting employees to the National Instruments campus near The Domain in North Austin.

The Round Rock property consists of a 14-acre corporate campus that was completed in 2014. The site includes two five-story office buildings, as well as structured and surface parking totaling approximately 1,000 spaces. In addition to the existing improvements, the campus includes 5.4 acres that are available for future development, giving a prospective buyer additional optionality for expansion or new construction.

As part of the consolidation, Emerson employees working at the Round Rock campus are relocating in phases to the North Austin campus. Those moves are being timed with renovation work at the National Instruments facility, with employee transitions occurring as different portions of that campus are completed. Despite the planned sale of the Round Rock headquarters, Emerson intends to maintain an ongoing presence in the broader Austin market.

Mathias Partners has been engaged to facilitate the sale of the Round Rock property. The assignment is being led by Matt Mathias and Michael Levy of the firm, who are marketing the campus on behalf of the current ownership. A formal asking price or targeted valuation for the asset has not been disclosed.

Emerson has maintained operations in the Austin area since the 1980s, underscoring the long-term role the region has played in the company’s footprint. The Round Rock campus has served as a key location for nearly 12 years. The company most recently reported employing more than 1,400 people in the Austin area, reflecting a sizable workforce that will ultimately be based across its remaining local facilities after the Round Rock consolidation is complete.
