This adaptive reuse highlights demand for repurposing older industrial stock into mission-driven community and arts facilities, diversifying exit options for legacy assets in urban neighborhoods.

LJC has delivered an adaptive reuse project in Chicago, converting the former Loyal Casket Factory at 148 S. California Ave. into a performing arts center and community hub for BandWith Chicago. The historic industrial structure, located in the East Garfield Park neighborhood, has been reimagined to support a broad range of music and arts programming while preserving the building’s century-old character.

The completed facility provides BandWith Chicago with a permanent home for its core offerings, including drumline, dance, choral and sound engineering programs. LJC’s design and planning were driven by the nonprofit’s operational needs and the goal of serving participants across multiple generations. According to Nicholas Moen, associate principal at LJC, every aspect of the project was guided by BandWith’s requirements so the space can serve students, families and community members both now and in the future.

Moen noted that revitalizing a building with more than a century of history added meaning to the assignment, underscoring the project’s dual mission of historic preservation and community service. The adaptive reuse not only gives new purpose to a legacy industrial property but also consolidates BandWith’s activities under one roof, creating a centralized destination for its arts education initiatives.

With the opening of the new center, BandWith expects to serve 1,000 youth and community members annually, with capacity to expand participation over time. In addition to after-school programs, the facility will support job training, mentorship, studio apprenticeships and employment pathways tied to the performing arts and related fields. These functions position the property as both an educational venue and a platform for workforce development.

The transformation of the Loyal Casket Factory illustrates how historic buildings in established urban neighborhoods can be repositioned to meet contemporary community needs. By aligning design, programming and mission around BandWith’s requirements, LJC has converted an industrial asset into a specialized arts and community facility that is intended to remain relevant for years to come.
