Colliers has completed the sale of Huntington Tower, a recently built office high-rise located at 2025 Woodward Avenue in the heart of downtown Detroit. The transaction involves a Class A office property positioned directly across from Comerica Park within The District Detroit, a rapidly evolving mixed-use destination anchored by major sports and entertainment venues.

Senior Vice President and net lease specialist Raymond Jonna of Colliers served as the sole broker on the assignment. Jonna represented both the buyer and the seller, The Herrick Company, a Florida-based investment firm. The dual-representation structure underscores Colliers’ role in coordinating the disposition and matching institutional capital with long-term, cash-flow-oriented office assets.

Huntington Tower is secured by a long-term net lease to Huntington Bancshares, described as an investment-grade regional banking institution with more than $200 billion in assets and over 1,000 branches across the United States. The single-tenant structure, combined with the tenant’s credit profile, positions the building as a core, income-focused office investment within Detroit’s central business district.

Delivered in 2022, the 21-story tower reaches approximately 311 feet in height and reflects contemporary design elements while complementing Detroit’s historic skyline. The property includes 203,300 square feet of modern office space distributed across ten floors, offering collaborative work areas and flexible floor plates designed to support up to 800 employees. The configuration is intended to accommodate evolving workplace layouts while maintaining efficient density and circulation.

In addition to the office component, the tower integrates ten levels of structured parking, a ground-floor bank branch, and an office lobby presence for Huntington Bancshares. This combination of on-site parking and ground-floor banking services is designed to support both employee use and customer-facing operations, reinforcing the asset’s role as a flagship location for the tenant within the downtown Detroit market.

Set within The District Detroit, Huntington Tower benefits from proximity to major sports venues, entertainment offerings, and complementary commercial uses that continue to reshape the surrounding area. The transaction highlights investor interest in newly constructed, credit-anchored office product in core urban locations, particularly where long-term net leases to investment-grade tenants can provide predictable cash flow and mitigate leasing risk.
