An owner-user stepping in at $28.1 million for a low-coverage Compton warehouse underscores how functional infill industrial continues to draw strong user demand, even as investors face tighter yields.

An 83,527-square-foot industrial property at 1800 S. Anderson Ave. in Compton has traded hands in a $28.1 million transaction, with the buyer planning to occupy the facility for warehouse and distribution operations. The Klabin Company/CORFAC International represented the seller, CSME Partners LLC, in the sale to Yuejie, Inc., which will use the building as an owner-user.

The Klabin Company team of Nick Buss, SIOR, Frank Schulz, SIOR, and Tyler Rollema, SIOR, acted on behalf of CSME Partners LLC. On the buy side, Yuejie, Inc. was represented by Andrew Dilfer, Luke Staubitz and Harvey Beesen of Kidder Mathews. The transaction reflects continued demand for functional industrial space in established logistics corridors.

According to Buss, the property offered a rare opportunity for an owner-user to secure an industrial asset in one of Southern California’s most sought-after industrial regions. He noted that the combination of a low-coverage site, large yard and container storage, along with distribution-oriented functionality, aligned closely with Yuejie’s search criteria for its operations and supply chain needs.

The building’s physical characteristics are oriented toward modern warehouse and distribution requirements. The facility includes 17 dock-high loading positions, providing ample capacity for truck loading and unloading, along with two ground-level doors that support flexible access for a range of vehicle types. A 24-foot clear height supports efficient racking and storage, supporting contemporary logistics and inventory management practices.

The site configuration, including its expansive yard and container storage capabilities, is designed to accommodate truck maneuvering and staging, which can be critical for high-throughput distribution users. The low site coverage creates room for trailer parking and container storage, features that are often constrained in denser infill industrial locations.

In addition to its on-site functionality, the property offers connectivity to major freeways and nearby ports, supporting time-sensitive logistics and regional distribution. This transportation access positions the building to serve customers across a broad trade area while helping the user maintain reliable supply chain flows.

The sale of 1800 S.
