New equity, a Prime Finance loan and a defined capex plan at Harborview Plaza signal continued lender and investor appetite for well-amenitized Class A Tampa office.

Banyan Street Capital has acquired Harborview Plaza, a 206,329-square-foot Class A office complex in Tampa, Florida, in a transaction valued at $39.5 million. The firm purchased the 6.7-acre waterfront development from Cousins Properties and partnered with Lafayette Street Capital on the acquisition, marking the third investment partnership between the two firms.

The property is located at 3031 N Rock Point Drive in the Rocky Point enclave within Tampa’s Westshore submarket. Harborview Plaza is a seven-story office building constructed in 2002. On-site features include covered parking, a 24/7 fitness center, and an on-site restaurant, along with an adjacent park that offers jogging trails for tenants and visitors.

Following the acquisition, the new ownership group is planning a capital improvement program aimed at updating and enhancing the building’s common areas and amenity offerings. Planned upgrades include a redesigned and upgraded lobby, a new tenant lounge, and a refreshed café. Ownership also intends to modernize the elevators and place specific emphasis on constructing a waterfront outdoor patio and third workspace to expand collaboration and outdoor work options at the property.

For leasing, Banyan Street Capital has engaged a JLL team led by Jim Moler and Deana Beer to represent the ownership and oversee marketing and leasing efforts at Harborview Plaza. The team will be responsible for bringing tenants to the building and positioning the upgraded asset within the broader Westshore office market.

On the financing side, a CBRE team led by Amy Julian and Andrew Chilgren represented Banyan Street Capital in securing a new loan for the acquisition. The financing was provided by Prime Finance. In the investment sale, another CBRE team led by Christian Lee and Sean Kelly represented Cousins Properties as the seller.

The transaction adds another Class A office investment to Banyan Street Capital’s portfolio and further extends its capital relationship with Lafayette Street Capital, while setting up a program of amenity and common-area improvements intended to further activate the Rocky Point location within Tampa’s Westshore office submarket.
