Ariel Property Advisors has completed the sale of a prime development site at 261 Walton Ave. in the Mott Haven neighborhood of the South Bronx, with the property trading for $25.5 million. The Ariel Investment Sales team of senior director Jason M. Gold, founding partner Victor Sozio and associate director Gabriel Elyaszadeh represented the seller in the transaction. The buyer is Zeta Charter Schools, a charter school operator that continues to expand its real estate footprint.

The asset is a development site comprising a 25,182-square-foot lot with approximately 181,000 buildable square feet. Based on the reported pricing, the site sold for $140 per buildable square foot. The combination of a relatively large lot and substantial as-of-right development potential positions the property for a sizable future institutional or community-focused project.

Gold noted that the South Bronx is experiencing strong demand from both residential developers and institutional users, with this trade reinforcing that trend. He added that the deal highlights the continued strength of the Mott Haven development market, reflecting investor interest in locations that are seeing ongoing residential activity alongside community-serving uses.

The purchase by Zeta Charter Schools also signals rising demand for educational facilities in Mott Haven, according to Ariel Property Advisors. As charter school operators look for long-term real estate solutions, sites with significant development potential in neighborhoods experiencing sustained population growth and residential development are drawing attention.
