**ASC Expansion Reinforces Aerospace Presence in Santa Clarita Valley**
Aerospace equipment manufacturer ASC Process Systems has significantly expanded its footprint in the Santa Clarita Valley by securing a full-building lease for 80,317 square feet at 8144 Witherspoon Parkway in Valencia. The facility is part of Westcore’s industrial portfolio. This new lease brings ASC’s total manufacturing space in the area to more than 300,000 square feet across four locations, marking a continued strengthening of the aerospace sector within the submarket.
Representing both ASC and Westcore in the transaction were Colliers executives Matt Dierckman, David Hardin, and Greg Geraci, along with Billy Walk and Kevin Carroll.
“Following a period of slower new leasing activity, this transaction is a positive indicator that tenants are beginning to move forward with strategic growth decisions,” said Dierckman. “We’re seeing increased engagement from aerospace and advanced manufacturing users in particular, and this deal reflects confidence in the Santa Clarita Valley as a long-term operational location.”
Over the past several quarters, industrial leasing in the Santa Clarita Valley has predominantly leaned toward renewals. However, according to Colliers, as market conditions begin to stabilize, this latest lease is a sign of renewed tenant demand. ASC’s expansion highlights strong market fundamentals and the attractiveness of high-quality, well-positioned industrial assets for new leasing activity.
