**Former Fuel and Convenience Store Trades on Busy NJ Commercial Corridor for $4.5 Million**

NAI DiLeo-Bram & Co. (NAIDB) has successfully brokered the $4.5 million sale of a former Speedway retail property situated at 701 E. Edgar Road in Linden, New Jersey. The transaction was led by Jennifer Harrison, Vice President at NAIDB, on behalf of the buyer, Rona 22 LLC, which will operate under the Fuel One brand. The seller in the transaction was Speedway LLC.

The property includes a 3,650-square-foot freestanding building and spans 1.84 acres along one of the region’s most trafficked commercial corridors. The strategic location offers high visibility and is well-positioned for automotive and convenience-based retail services.

“This transaction underscores the continued strength of the New Jersey retail and fuel-service market,” said Harrison. “Securing a site of this scale along this roadway provides Fuel One with a strategic foothold in a high-demand area. The seller was co-represented by Glenn Beyer of Newmark and Justin Glenn of Excess Space. The new ownership plans to continue operating the location as a fuel and convenience store.
