**21-Story Mass-Timber Residential Tower Proposed for Downtown Seattle**

A new 21-story mass-timber residential tower is being proposed for the site currently occupied by Ross Dress for Less at 301 Pike Street in downtown Seattle. The development is being led by Building Reimagined LLC, a collaboration between architecture firm Clark Barnes and construction company BNBuilders. They are working in partnership with the property’s current owners on the ambitious project.

The proposal comes as Ross prepares to vacate its longstanding location along Third Avenue. Once completed, the tower will feature 340 apartment units, averaging 790 square feet each, as well as two above-grade parking levels and additional underground parking. Plans also include 8,000 to 10,000 square feet of ground-floor retail space to help activate the street level.

Estimated development costs range between $160 million and $180 million. Building Reimagined has secured limited partners and a mass-timber supplier, but is still seeking a general partner or co-developer to finalize the equity stack and secure financing needed for the project’s realization.
