Ethos Commercial Advisors has successfully secured construction financing for WB Commerce, a speculative two-building industrial park totaling 154,000 square feet in Woodburn, Oregon.
Located on an 11-acre site at 1414 Commerce Way, the development benefits from a strategic location just off Highway 214, less than two miles from Interstate 5, and within a 30-minute drive of both Portland and Salem. The Woodburn industrial market has seen continued rental growth, fueled by increasing demand from major companies such as Amazon.
The WB Commerce project is designed to meet the growing need for modern industrial space in the region. The development will consist of two industrial buildings—one spanning 65,000 square feet and the other 89,000 square feet. The site layout will include truck loading bays, surface parking, and landscaping enhancements.
Ethos Commercial Advisors’ Daniel Natsch and Matthew Illias arranged a 24-month construction loan at 62% loan-to-cost through a national debt fund.
Construction of WB Commerce is being managed by Cobalt and is expected to be completed by late 2025 or early 2026.
