**Marcus & Millichap Arranges $13M Retail Sale at James Run in Maryland**

Marcus & Millichap has successfully completed the sale of the retail portion of the James Run development located in Bel Air, Maryland. This transaction marks a significant milestone for the newest mixed-use development in Harford County.

The sale was completed in two separate transactions, encompassing four buildings and totaling 26,794 square feet. The combined value of the deal exceeded $13 million. Two of the buildings are pad sites that are fully leased under long-term agreements to Darden Restaurants concepts—Olive Garden and LongHorn Steakhouse. The remaining two buildings are newly constructed retail strip centers anchored by national tenants.

The sale was exclusively marketed by Marcus & Millichap investment specialists Zang, David Crotts, and Jeffrey Pensak from the firm’s Washington, D.C. office. The team also secured and represented the buyers in both transactions.

Known as The Shoppes at James Run, the project includes the aforementioned pad sites and two retail strip center buildings, totaling 13,189 square feet. These were constructed in 2024 and 2025 and are home to prominent national brands including Starbucks, Chipotle, and Tropical Smoothie Café, among others.

The transaction underscores strong investor demand for high-quality, well-leased retail assets in growing suburban markets.
