MWI Property Group has officially broken ground on its first speculative industrial facility within the newly developed 211-acre Gateway Business Center in Geneva, Illinois.
The new facility, located at 1500 S. Kautz Road, will span 118,332 square feet and is being developed to serve modern industrial needs. The building will feature 32-foot clear ceiling heights, up to 34 dock positions, four drive-in doors, 148 parking spaces, a full concrete truck court, and a robust 4,000-amp power capacity. It is being offered for both lease and sale.
MWI Construction LLC is handling the design-build responsibilities as general contractor. Pinnacle Engineering and Harris Architects are providing engineering and architectural design services. Brokers Michael Androwich Jr. and Matthew Androwich of Lee & Associates are marketing the property.
This groundbreaking marks a significant milestone following recent infrastructure improvements at the Gateway Business Center, including the completion of a nearly mile-long extension of Kautz Road to create convenient access to both Illinois Route 38 and Fabyan Parkway.
