**Transwestern Begins Next Phase of The RO Development in Houston**
Transwestern has officially broken ground on the next phase of The RO, a transformative mixed-use development spanning 17 acres at the intersection of West Alabama and Buffalo Speedway in Houston.
The centerpiece of this new phase is The Birdsall, Auberge Collection—marking the debut of the Auberge brand in Houston. The Birdsall will offer 44 luxury private residences situated above a 105-room boutique hotel. The 34-story tower, designed by world-renowned architecture firm Kohn Pedersen Fox (KPF), incorporates design elements inspired by the nearby River Oaks neighborhood.
In addition to The Birdsall, The RO will also feature 80,000 square feet of boutique retail and restaurant space, designed by the Michael Hsu Office of Architecture. This area, known as Retail Village, is expected to bring high-end dining and shopping options to the development.
Another major component of the project is The Clayton, a 317-unit luxury multifamily residence, providing upscale living options. The RO will also include a Class AA office building with 145,000 square feet of premium workspace. This office building is nearing completion, with tenant occupancy expected to begin in June 2026.
The remaining components of this phase—The Birdsall, Retail Village, and The Clayton—are scheduled to be delivered in late 2027.
The RO’s development is being supported by a robust financial partnership, including Madison Realty Capital, Citizens Capital, Nomura Real Estate Asset Management, Amegy Bank, and Texas Capital.
The RO continues to shape Houston’s architectural and commercial landscape, presenting a thoughtfully integrated mix of hospitality, residential, office, and retail space in one of the city’s most desirable areas.
