**Union Market to Open Flagship Store at 499 President in Gowanus**

The new rental community at 499 President Street in Gowanus, Brooklyn, continues to grow its commercial footprint with the addition of three new retail partners: Union Market, Corto, and Spear Physical Therapy. These additions join existing tenants Paulie Gee’s and Royal Palms Shuffleboard, further enhancing the 40,000 square feet of commercial space designed to support the 350-unit residential development and serve the surrounding neighborhood.

Union Market will anchor the retail mix with a newly announced 10,000-square-foot flagship grocery store, set to open at 532–542 Union Street, directly next to 499 President. Corto will introduce a 1,000-square-foot restaurant and café on Nevins Street, contributing to the vibrant streetscape. Spear Physical Therapy will establish a 2,500-square-foot clinic adjacent to Corto, offering wellness services to residents and the broader community.

“Our vision was to curate an array of retail partners for our residents at 499 President and the growing Gowanus community at large,” said Alexander Brodsky, partner at The Brodsky Organization, which is developing the project in collaboration with Avery Hall and Battery Global Advisors. “We are proud and excited to welcome Union Market, Corto and Spear Physical Therapy to the building as our newest additions.”

The retail leasing at 499 President has been managed by Evan Clements, Austin Knief, and Colleen Morrissey of Atlantic Retail, who represented building ownership. Mark Tergesen of ABS Partners Real Estate represented Union Market. Atlantic Retail also brokered the deals for Spear Physical Therapy and Corto.

As 499 President continues to fill its ground-floor space with thoughtfully selected retailers, it positions itself as a central hub in the evolving Gowanus neighborhood.
