**Keystone Secures $62 Million Loan to Convert Dadeland Offices into Apartments**

Keystone has secured a $62 million construction loan to transform two existing office buildings in Dadeland into residential apartments. The financing was provided by Arbor Realty Trust for the redevelopment at 9400 and 9500 South Dadeland Boulevard.

FH Construction is serving as the project’s general contractor, and Modis Architects is leading the design. Keystone began work on one of the buildings in 2023, which is being converted into 121 residential units with completion expected by April 2026. The second building will be redeveloped into 95 apartments, with delivery anticipated in the first quarter of 2026. The completed development will be branded as Hyve Dadeland.

As part of the conversion, FH Construction will completely overhaul the façades of the 1970s-era office buildings. The interiors will be fully gutted to accommodate kitchens, bathrooms, and an updated HVAC system customized for individual apartment units.

Existing parking garages will support the residential use. Additionally, Keystone holds approvals to develop an adjacent tower with 365 additional residential units.
