**Davis Companies and Tribeca Investment Group Launch $50M Repositioning of Midtown Manhattan Office Tower**
The Davis Companies has announced a joint venture with New York-based Tribeca Investment Group to reposition 630 Third Avenue, a 261,445-square-foot, 23-story office tower located in Midtown Manhattan’s Grand Central submarket. Working in partnership with the property’s owner, ATCO, the venture will invest more than $50 million in a comprehensive capital improvement initiative aimed at modernizing and stabilizing the building.
The revitalization plan includes a full lobby renovation, the creation of tenant amenity and conferencing spaces, and the delivery of move-in ready office suites. These enhancements are designed to attract new tenants and respond to the growing demand in the Grand Central leasing market.

Construction is scheduled to begin in the first quarter of 2026, with completion anticipated by the third quarter. CBRE’s Paul Amrich and Neil King have been appointed as leasing representatives for the project. The transaction was advised by Albert Sultan of KSR.
