**Costco and Hotels Planned Near TSMC’s North Phoenix Campus**
The $65 billion Taiwan Semiconductor Manufacturing Company (TSMC) plant in North Phoenix continues to drive significant development in the surrounding area. Two major additions—Costco and a dual-branded Courtyard by Marriott and Residence Inn—are set to join the growing 2,300-acre master-planned community forming around the advanced chip-making facility.
The hotels will be developed by Common Bond Development Group and, along with Costco, will be located near Interstate 17 and Dove Valley Road. Additionally, plans are underway for an auto mall at the site, further diversifying the area’s commercial offerings.
Known as Halo Vista, the development is advancing quickly, with infrastructure work now complete and the site prepped for its first phase of construction.
In May, Mack Real Estate Group and McCourt Partners acquired the entire 2,300-acre parcel for $56 million during a state trust land auction. As master developers, they will oversee land sales and continue building out Halo Vista. Upon full completion, the $7 billion project is expected to encompass up to 30 million square feet of mixed-use space. This includes office, retail, hospitality, research, industrial, health care facilities, and up to 9,000 new residential units.
The rapid growth surrounding the TSMC plant underscores the broader economic impact of the semiconductor industry in Arizona, positioning North Phoenix as a major hub for innovation and development.
