**NAI Hiffman Brokers $2.6M Industrial Building Sale in Chicago’s O’Hare Submarket**
NAI Hiffman has brokered the sale of a 20,541-square-foot freestanding industrial building located at 344 Beinoris Drive in Wood Dale, Illinois. The property was sold for $2.6 million, equating to approximately $127 per square foot.
Executive Vice President Joe Bronson and Senior Associate Paddy Dwyer of NAI Hiffman represented the buyer, a metal manufacturing company specializing in the storage and distribution of scrap metals on a national scale.
“This acquisition is a transformative opportunity,” said Dwyer. “The combination of additional square footage, significant power infrastructure, and a strategic location positions our client to meet rising demand and scale operations. The expanded storage capacity will allow them to handle more material and increase shipment volumes.”
The purchase marks a significant expansion for the buyer, who previously operated out of a 7,000-square-foot facility also located in Wood Dale. The new location offers substantial upgrades, including heavy power infrastructure and outdoor storage capabilities. These enhancements will enable the company to scale its processing and storage operations while maintaining a strong presence within the O’Hare industrial submarket.
