**CBRE Facilitates Sale of University of Maryland Laurel Health & Wellness Medical Building**
CBRE has announced the sale of the University of Maryland Laurel Health & Wellness Medical Office Building (MOB), a 55,598-square-foot outpatient facility situated at 7140 Contee Road in Laurel, Maryland. The asset was acquired by UDLR Partners. The transaction price was not disclosed.
The CBRE U.S. Healthcare Capital Markets team—comprising Chris Bodnar, Brannan Knott, Mindy Berman, Zack Holderman, Cole Reethof, and Jesse Greshin—served as exclusive advisors to the seller, Catalyst Healthcare Real Estate. They collaborated with Tim Connolly of CBRE’s Bethesda, Maryland Leasing team.
Delivered in the spring of 2024, the Class A facility is built to support outpatient healthcare services and is fully leased on a triple-net basis with a long-term weighted average lease term (WALT). It is strategically located on the campus of the University of Maryland Laurel Medical Center and forms part of a multi-phase development plan to establish a comprehensive health and wellness destination. The property is anchored by entities affiliated with the University of Maryland Medical System and the University of Maryland Faculty Physicians.
