Colliers Closes Sale of 946K-SF Logistics Facility in Columbus
Colliers has announced the successful sale of Red Chip Farms Building B, a 946,400-square-foot Class A distribution center located at 7409 Mink Street in Pataskala, Ohio, within the Columbus metropolitan area.
The facility is fully leased to Illuminate USA, a U.S.-based leader in advanced clean energy manufacturing. Alex Cantu and Alex Davenport of Colliers Industrial Capital Markets – Midwest represented the seller, Red Rock Developments. Red Rock is a full-service commercial real estate development firm that delivered the project in 2024.
Red Chip Farms offers strategic access to I-70 and the region’s extensive highway network. The park is adjacent to Illuminate USA’s $600 million, 1.1 million-square-foot solar manufacturing facility, further strengthening its position as a key logistics and manufacturing hub.
The distribution center boasts best-in-class features, including 40-foot clear height, FM 1-90 roof system, 48 hydraulic Rite-Hite dock levelers, and above-market trailer parking capacity. It also benefits from a 15-year, 100% property tax abatement and includes three points of ingress and egress, accommodating high-volume logistics operations.
This transaction highlights investor demand for high-quality industrial assets supported by long-term tenants in strategic logistics corridors such as the Columbus MSA.
