**City of Gilbert Approves $1 Billion “The Ranch” Mixed-Use Development**
The City of Gilbert has officially approved all entitlements for The Ranch, a transformative $1 billion mixed-use project set to become a major landmark in the region.
Spearheaded by development partners IndiCap, Colmena Group, and Langley Properties, The Ranch will span 295 acres along Power Road between Warner and Elliot Roads, in the heart of the Morrison Ranch neighborhood. This ambitious development will seamlessly integrate industrial, residential, and commercial components to serve a wide range of community and business needs.
Upon full completion, The Ranch is slated to feature:
– 3 million square feet of light industrial space across 221 acres, offering state-of-the-art logistics and warehousing solutions.
– 34 acres of retail featuring a mix of full-service restaurants, quick-service restaurants (QSRs) with drive-thrus, grocery stores, automotive services, and neighborhood service providers.
– 729 multi-family residential units spread across three uniquely designed residential communities.
The first phase of development is scheduled to begin construction in the fourth quarter of this year. It will include Harvest Village and Corner Springs, two lifestyle retail centers that will bring a mix of retail, dining, and office space to the area.
The Ranch promises to be a significant addition to Gilbert’s rapidly growing landscape, providing economic growth, job creation, and a vibrant, livable community environment.
