**Gilbert Greenlights $1 Billion Mixed-Use Development ‘The Ranch’**
The City of Gilbert has officially approved all entitlements for The Ranch, a major $1 billion mixed-use development slated to reshape the Morrison Ranch neighborhood.
Spearheaded by development partners IndiCap, Colmena Group, and Langley Properties, The Ranch will span 295 acres along Power Road between Warner and Elliot Roads. The ambitious project will incorporate industrial, residential, and commercial components, positioned to serve as a dynamic new hub in the East Valley.
At full buildout, The Ranch is set to offer:
– 3 million square feet of light industrial space across 221 acres, designed to accommodate adaptable logistics and warehouse operations
– 34 acres of retail offerings, including full-service restaurants, quick-service restaurants (QSR) with drive-thrus, grocery outlets, automotive retailers, and a variety of neighborhood services
– 729 multi-family residential units spread across three distinct living communities
Phase 1 of development is scheduled to break ground in the fourth quarter of this year. This phase includes Harvest Village and Corner Springs—two lifestyle retail centers that will feature a mix of retail, dining, and office spaces.
The Ranch represents one of the largest developments in Gilbert’s history and is expected to become a key economic driver for the city while offering modern, integrated spaces to live, work, and shop.
