**Gilbert Approves Entitlements for $1 Billion Mixed-Use Development, The Ranch**

The City of Gilbert has officially approved all entitlements for The Ranch, a transformative $1 billion mixed-use development backed by development partners IndiCap, Colmena Group, and Langley Properties.

Spanning 295 acres along Power Road between Warner and Elliot Roads, The Ranch is set to become a prominent feature in the Morrison Ranch neighborhood. The expansive development will feature industrial, residential, and commercial components designed to support the region’s continued growth.

Once fully built, The Ranch will encompass:
– 3 million square feet of light industrial space across 221 acres, providing flexible warehouse and logistics solutions;
– 34 acres of retail space, which will include full-service restaurants, quick-service restaurants with drive-thrus, grocery outlets, automotive services, and other neighborhood amenities;
– 729 multifamily residential units, integrated into three thoughtfully designed communities.

Phase 1 of the project is scheduled to begin construction in the fourth quarter of this year. It will introduce Harvest Village and Corner Springs, two lifestyle retail centers that will ultimately feature a mix of retail, restaurant, and office uses.

With its strategic location and ambitious scope, The Ranch is poised to become a major driver of economic activity and community development in Gilbert.
