**Big Bear Travel Center to Launch Near New Texas State Park**
The first phase of Big Bear Crossing—a full-service travel station—is currently under development near Strawn, Texas. Strategically located just 11 minutes from the upcoming Palo Pinto Mountains State Park, this development marks the beginning of an 80-acre mixed-use Opportunity Zone project.
Palo Pinto Mountains State Park, slated to open in summer 2026, will be the first full-scale state park added in Texas in nearly 25 years. Officials anticipate that the new park will attract more than 125,000 visitors in its first year alone.
Big Bear Travel Center will serve as the anchor for Big Bear Crossing, which is ultimately planned to feature a hotel, RV park, retail spaces, and light industrial facilities to accommodate the expected influx of visitors.
Avison Young is actively marketing the remaining parcels at Big Bear Crossing to prospective buyers and tenants. Opportunities are available for hotel operations, RV facilities, restaurants, retail developments, and light industrial uses, with options for both buyers and build-to-suit arrangements. The marketing effort is being carried out on behalf of Big Bear Partners.
This development promises to become a key commercial hub supporting tourism and economic growth near one of Texas’s most anticipated new recreational destinations.
