The first phase of Big Bear Crossing, a full-service travel station, is currently under development as the foundational element of an 80-acre mixed-use Opportunity Zone project located just outside Strawn, Texas. This development is strategically positioned near the upcoming Palo Pinto Mountains State Park, which is slated to open in summer 2026. The state park, the first new full-scale one to be established in Texas in nearly 25 years, is expected to attract more than 125,000 visitors in its first year.

Serving as the anchor project of Big Bear Crossing, the Big Bear Travel Center will pave the way for future development that includes a hotel, RV park, retail centers, and industrial facilities. The site’s proximity to the state park is expected to drive significant tourism and commercial activity.

Avison Young is marketing the remaining parcels available within Big Bear Crossing. These opportunities include land for hotel, RV, restaurant, retail, and light industrial development — either for purchase or build-to-suit solutions. The projects are being promoted on behalf of Big Bear Partners, the developers behind the initiative.
