ARCO/Murray has officially broken ground on the first phase of a new 665,760-square-foot industrial business park in San Marcos, Texas. The development is a partnership effort between ARCO/Murray, St. Clair Commercial Realty, Ledo Capital Group, with leasing services led by Stream Realty Partners.
Phase One of the project will feature the construction of Building C, a 377,300-square-foot industrial warehouse designed for distribution and manufacturing operations in the region. The facility will include 3,485 square feet of speculative office space, remote restrooms along the central dock wall, partial dock levelers, and a robust power infrastructure to meet the needs of modern industrial tenants.
The full development will ultimately consist of three buildings. In addition to Building C, the park will include Building A (204,000 square feet) and Building B (84,000 square feet), which will be developed in later phases. The structures will be built using tilt-wall construction and will accommodate single or two-tenant occupancies.
Phase One of the business park is scheduled for completion by the second quarter of 2026 and is actively seeking potential tenants. Stream Realty Partners is managing leasing efforts for the project.
