**Newmark Arranges $5.6M Sale of Columbia, MD Office Property**
Newmark has successfully arranged the $5.6 million sale of 9755 Patuxent Woods Drive, a 98,218-square-foot office property located in Columbia, Maryland.
The sale was brokered by Newmark’s Managing Director Nicholas Signor, Executive Managing Director Cristopher Abramson, and Managing Director Ben McCarty, who represented the seller, P Portfolio Owner, LLC. At the time of sale, the three-story building was 47% leased to a diverse mix of tenants from the IT, business, and healthcare sectors.
The buyer, the government of Howard County, had been actively searching for available expansion space throughout the county. According to Signor, the property offered an ideal combination of location, access, and future leasing potential.
“9755 Patuxent offered a compelling combination of location, accessibility and occupancy potential,” said Signor. “With direct highway access, nearby amenities and a mix of existing tenancy and leasable space, it checked all the boxes for Howard County.”
Positioned on a 5.7-acre site in Columbia, the property provides direct access to Route 32 and I-95. Additional highlights include ample parking, recently renovated spec suites, and on-site amenities—enhancing its appeal to both government and private sector tenants.
