**Developer Proposes $1 Billion Transformation of Grand Palms Resort in Pembroke Pines**
John Yanopoulos of Y Group is planning a major redevelopment of the Grand Palms Resort & Golf community in Pembroke Pines, proposing a $1 billion investment that would completely transform the existing property.
The ambitious plans include demolishing the current hotel and replacing it with a new eight-story hotel spanning two buildings—one featuring 240 hotel rooms, and the other housing 205 hotel/condo units.
In addition to the new hotel, the redevelopment would include the construction of three 10-story condominium buildings and approximately 17 two-story villa buildings. Each villa would offer private pools and garages, adding a luxury residential dimension to the resort.
The proposal also calls for a comprehensive overhaul of the amenities and infrastructure within the community. Key improvements include:
– A new 50,000-square-foot clubhouse
– A revamped guardhouse and updated entryway
– Realignment of internal roads
– A major renovation of the existing golf course
The Homeowners Association (HOA) has voted to initiate negotiations with Yanopoulos, signaling support for ongoing discussions about the vision for the community’s future.
The project still requires approval from the City of Pembroke Pines before any construction can begin.
