Capstone Collaborates with Tufts University on Development of New Residence Halls

**Capstone, Tufts University Partner on New Residence Halls in Medford, MA**

Construction is underway on a significant student housing project at Tufts University in Medford, Massachusetts. The development includes two new on-campus residence halls designed to accommodate 664 upper-division students, addressing a critical housing need at the university.

Tufts University has partnered with Capstone Development Partners to lead the project. Capstone’s development team includes Provident Resources Group, Elkus Manfredi Architects, Erland Construction, Steven Winter & Associates, and Barclays.

Scheduled for completion in time for the fall 2027 semester, the development is structured as a public-private partnership (P3). Under this agreement, Capstone and Provident will manage financing, design, construction, and long-term operations for the buildings through a ground lease with Tufts.

“While Capstone and Provident are in charge of delivering and operating this project, with Tufts remaining ‘arm’s length,’ Tufts has been a great partner that committed to working with project neighbors and the City of Medford to invest in its campus and the Boston Avenue Project to enhance the area and help ensure this transformational project is a success for all,” said Walker May, Executive Vice President at Capstone Development Partners and project executive.

The new residence halls reflect a collaborative effort to expand and improve student housing at Tufts while also contributing to the city’s broader development goals.
