**WinnCompanies Breaks Ground on First Phase of McCormack Redevelopment**

City, state, and federal officials joined residents of the Mary Ellen McCormack public housing complex in South Boston to celebrate the groundbreaking of the first phase of WinnCompanies’ redevelopment of the historic community. The large-scale initiative will transform the site into a 3,300-unit mixed-income and mixed-use development.

The initial phase—referred to as Building A—will be a 112,000-square-foot structure that includes 94 apartments designated for low-income families currently residing in the Mary Ellen McCormack community. The building is scheduled to be ready for occupancy in the fall of 2026.

A highlight of the project is the inclusion of the first-ever underground geothermal heating and cooling system implemented by WinnCompanies and the Boston Housing Authority, underscoring the project’s commitment to energy efficiency and sustainability.

In addition to the $62 million apartment building, the development includes $8 million in public infrastructure improvements. These enhancements will feature a new Veterans Park equipped with an accessible tot lot and splash pad, a two-way separated bike lane, redesigned public streets and intersections with pedestrian-focused upgrades, and the addition of new street trees, planting areas, and pedestrian zones.

The redevelopment marks a significant step forward in revitalizing one of Boston’s oldest public housing communities and is poised to serve as a model for future mixed-use, sustainable developments across the city.
