Colliers has arranged the $18.4 million sale of Sunset Self-Storage, a newly constructed self-storage facility located at 5514 152nd St. E. in Puyallup, Washington. The transaction involves a recently completed property that adds modern storage capacity to the local market.
Executive Vice President Jacob Becher and Vice President Nate Fliflet of Colliers represented both sides of the transaction. They acted on behalf of the buyer, BVDSS Puyallup Owner LLC, as well as the seller, Mitchell RE Holdings LLC, in negotiating and closing the sale.
According to Becher, strong institutional demand for self-storage assets contributed to a highly competitive bidding process for Sunset Self-Storage. He noted that the South Sound continues to rank among the Pacific Northwest’s most active self-storage investment markets, underscoring the level of capital focused on the sector in this region.
The facility was completed in 2025 and is designed with a range of contemporary features. It offers climate-controlled units intended to protect stored items from temperature fluctuations, as well as multistory elevator access that improves circulation and accessibility throughout the building. The property also incorporates modern security systems and provides a variety of storage options to meet different user requirements.
Sunset Self-Storage is situated within the Spanaway submarket, benefiting from direct access to several key transportation corridors. The location offers connectivity to State Route 512, State Route 167, and Interstate 5, positioning the property to serve customers across a broad trade area in the South Sound region.
Fliflet described the property as a rare certificate of occupancy sale in a growing market, emphasizing the combination of new construction, modern specifications, and active investor interest. The sale reflects ongoing engagement by both institutional and private capital in self-storage offerings that pair recent delivery with established demand drivers.
In a related note, the source also highlighted an upcoming West Coast industrial real estate event where senior leaders from active industry firms are scheduled to discuss investment strategies, market fundamentals, leasing trends, and emerging opportunities. The conference is positioned as a forum for market participants to share insights and build relationships across the industrial sector.
