High Street Residential (HSR), the residential subsidiary of Trammell Crow Company (TCC), in partnership with Third & Urban, has announced plans for Hillcrest, a new 8.1-acre mixed-use development in Sandy Springs, Georgia. The project is set to break ground in June 2025, with completion targeted for 2027.
Located adjacent to City Springs, Hillcrest will feature 362 apartment units, 30 for-rent townhomes, and more than 18,000 square feet of retail space. The townhomes will offer two- and three-bedroom floor plans, each equipped with two-car garages and rooftop patios.
Among the community amenities planned are a rooftop pool and clubroom with views of both Sandy Springs and Buckhead, a golf simulator lounge, private movie screening room, sauna, state-of-the-art fitness center with a Pilates studio, dog park, and a café-inspired workspace catering to remote professionals.
Third & Urban will lead the retail portion of the development, which will include a curated mix of high-end and casual dining options, a coffee shop, ice cream shop, fitness studio, and wine bar.
The development team features Cooper Carry as architect, New South Construction as the general contractor, and Citizens Bank as the lender. Retail leasing is being managed by Amy Fingerhut and her team at CBRE.
