**Bolour Associates Acquires Retail Property in Silver Lake for $6.55M**

Bolour Associates Inc. has acquired a prominent neighborhood retail center in the Silver Lake district of Los Angeles for $6.55 million. The 9,884-square-foot property is located at 2829–2843 Hyperion Avenue on a signalized corner within a designated Los Angeles State Enterprise Zone.

Surrounded by high-traffic grocery stores, boutique retailers, restaurants, and bars, the retail center is currently 50% leased. Existing tenants include Pinkberry, Standing Egg Coffee, Cats and Dogs, and The Village Vet.

Bolour plans to implement a comprehensive value-add and lease-up strategy, including both exterior capital enhancements and interior tenant improvements aimed at increasing the property’s appeal and accelerating leasing activity.

“Strong in-place cash flow, significant lease-up potential and a prime location made this a compelling opportunity that capitalizes on our value-add expertise,” said Mark Bolour, CEO of Bolour Associates.
