The City of Gainesville has unanimously approved the rezoning request from Branch Properties for their 49-acre mixed-use redevelopment project, Lakeshore. Construction is set to begin in late 2026 and is expected to be completed by 2028. Located between Lake Lanier and Interstate 985, Lakeshore will become the premier town center of Gainesville, a town with a population of just over 40,000 residents northeast of Atlanta.
At its full completion, Lakeshore will offer a total retail space of over 305,000 square feet along with approximately652 multifamily residential units and more than38,200 square feet dedicated to outdoor community greenspace. The development also has plans for future phases that include a hotel and townhomes. Existing anchors Dick’s Sporting Goods and Belk will remain open during the transformation process; however,Dick’s Sporting Goods may relocate within the property.Franklin Street’s Len Erickson will collaborate with Branch Properties on retail leasing efforts.
