The City of Gainesville has unanimously approved the rezoning request for Lakeshore, a 49-acre mixed-use redevelopment project by Branch Properties. Construction is set to begin in late 2026 and is expected to be completed by 2028. Located between Lake Lanier and Interstate 985, Lakeshore will become the premier town center of Gainesville, a small town with a population of just over 40,000 residents northeast of Atlanta.
At its completion, Lakeshore will offer an impressive array of amenities including retail space spanning over 305,444 square feet, as well as multifamily residential units totaling at least652 units. Additionally,the development will feature approximately38 ,200 square feetof outdoor community greenspace and have room for future phases that could include a hotel and townhomes. Two major anchors,Dick’s Sporting Goodsand Belk,wil l remain open during the transformation process; however,Dick’s Sporting Goodswill relocate within the property.Franklin Street’s Len Ericksonwill collaborate with Branch Properties on retail leasing efforts.
